So where can you find the best source of Austin real estate developments before your friends know about them? The City of Austin Zoning and Planning Committee Minutes, which are available online. Of course, it's not the most exciting reading, but they're short, so the pain is outweighed by your increased knowledge of the market.
I like reading the minutes because they provide insight on who is asking for zoning changes and why. Commercial investors pay closer attention to this because they don't have a standard MLS that everyone uses, so getting more data is a more grassroots process.
The last city meeting on Zoning and Planning was September 19, 2006. You can view them online at the meeting minutes website. I'm more interested in platting requests, but rezoning is good information too. Ok, so who proposed new subdivisions last month?
- Request: Approval of the Pecan Park Condominiums; Resubdivision composed of 2 lots on 28.95 acres.
- Request: Approval of the Q Ranch Subdivision preliminary composed of 20 lots on 4.12 acres. VARIANCES have been requested...
- Request: Approval of the Banister Acres, Resubdivision of Lots 6 & 7, Block 3 into 6 residential lots on 1.25 acres.
- Request: Approval of the El Milagro final plat consisting of one lot for single- family residential use. The applicant requests a VARIANCE...
- Location: 7800 Southwest Parkway, Barton Creek Watershed.Request: Approval of a site plan on a Hill Country Roadway.
Of course, more details are on their website and you can research these on your own, but this should be a good resource for finding information on what's being proposed and approved in Austin.
