The eRealty Alliance is an idea that I've had for a while. With all of the out-of-state interest and new investors in our market, both buyers and sellers need a resource for real estate professionals that they can trust. I've seen a lot of beginning investors or first-time buyers who were overcharged by mortgage brokers, contractors, and others. Since I'm not the type to sit around and complain, I've been working on forming the eRealty Alliance, Experienced Investor Network.
I wanted an "experienced" investor network because buyers, agents, sellers, and other investors like working with people who have been around for a while. They aren't just getting started and just learning, which means a more stable transaction. When I first entered the real estate business, the #1 thing I needed was referrals to honest, well-priced industry professionals that I can trust. Real estate is a referral-based business partially because there are so many choices and ways to be scammed, so I envision the eRealty Alliance to be a trusted resource for someone looking for an expert.
I am still developing the idea, which I hope to fully launch early next year, but here are the details so far:
- Network members are backed by a $500 Performance Guarantee. All promises will be in writing and signed by both parties. Should the network member fail to adhere to the agreement, the consumer will be paid $500 in certified funds within 10 days.
- All referral, wholesale, and assignment fees or commissions are guaranteed. Our investors will not solicit the owner directly when an agent has secured a listing agreement or investor has secured an option/contract. This includes cases where their written agreement is non-exclusive.
Preliminary criteria for service providers and investors are as follows:
- Must be the CEO, Owner, or decision-maker for their company for 3 of the past 5 years.
- Must be an active real estate investor for 3 of the past 5 years.
- At least 50% of their client base must be commercial or residential real estate investors.
- Recommended by at least two members of the network.
- Optional: Recommendation letters received from 3 clients served within the past 6 months.
