I'm willing to bet a steak dinner than 99% of you out there have not heard of a place called Edinburg, Texas. It's the home of the University of Texas-Pan American. It's a small town just outside of McCallen in the Rio Grande area. According to the Wiki, 2000 Census showed that there were 48,465 people, 14,183 households, and 11,417 families residing in the city.
So why am I talking about a small city in one of the Texas bible belts? Because I know of some upcoming investment opportunities in this growing area. Like other small towns in Texas, retirees, students, and out-of-state owners are flocking to affordable areas like Edinburg. With a University of Texas, great climate, and growing population, it is going to be a good area for investors who complain that they can't get cashflow in high-appreciation areas like Austin and Dallas.
I still need to do more research, but my connections are betting that the market will continue to do well.
Hola, I live in Edinburg , Texas. It is not as cool as you think. Right now the roads - 107 Hwy and Mc Coll RD. have been under construction for one year; and Txdot is going really slow. I think it will be another year til both roads are ready.
And the Hidalgo Apprasail Office has no end in hiking house and lot prices. This year alone my house price went up 30%; and the roads and streets around UTPA are full of holes. We pay Sweden taxes with Rwanda's roads and streets. We the citizens of Edinburg are very upset.

I live, work and play in the this great city of Edinburg, Texas. It is a fast growing area with its share of growing pains BUT will soon evolve as a shining jewel of the Rio Grande Valley. It is the home of UT-Pan American and the Hidalgo Co courthouse. It is affordable with lots of sleeper sites for investors to explore. Ediburg is the "Major competion" to its neighboring city of McAllen, Tx. North, East, and West, Edinburg has room for growth where its neighbors are land locked. In the Fall of 2008, it will have a new mall that will rival all other area malls. Edinburg is proud of its school system with Exemplary and Recognized campuses. The city has an active Chamber of Commerce that sponsor citywide events and seminars. Monthly the Chamber is active with Ribbon Cutting events of the new businesses that are locating in our city. Edinburg EDC has statistics showing it growth & working to recruit new commerce to the city. Do I love & encourage you to come visit our city...you bet!

That's excellent news! I'd like to learn more about the area. Mission, McAllen and Ediburg were pretty popular in 2006. I wasn't sure how well the area did in 2007, but will follow up with you two.
