With all the talk in Central Texas lately about creating more affordable housing, I thought it might be fun to take a look at one property in particular that will surely give the average sales price around Austin a noticeable bump up once it sells (if it sells, that is!).
Listed at $16.9 million, the Miller Ranch in Blanco County – about eight miles outside Johnson City - is the most expensive property for sale in all of Central Texas. The ranch is in select company - according to the Austin Board of Realtors, it is also one of only eight properties listed over $10M in Central Texas.
So, what can a buyer expect to get for a cool $16.9M? Start with 895 acres of Hill Country views, throw in a 5,500 square foot luxury home, then add in horse facilities, a swimming pool, and various sports courts. Wait! That’s not all! The property also includes two guest houses, stocked fish ponds, and a children’s playground. Perhaps the most sought-after feature of the property is the water - 6,000 feet of Miller Creek runs through the rolling hillside.
Of the nearby water, current owner Nick Morris said "Miller Creek is one of the strongest creeks in the area. When everything else started going dry, we still had running water."
The main property, totally re-built 6 years ago when the current owners purchased it, has four bedrooms, 4 ½ baths, and a Hill Country feel with wood beams, hardwood and stone floors and vaulted ceilings. Just outside the large, airy kitchen is an inviting outdoor living space complete with a pool, spa, barbecue, and fireplace. The stone outbuildings that were already on the property were transformed into an outdoor bathroom and a weight room.
Although the development occurring in Dripping Springs and Driftwood hasn’t yet reached very far into Johnson City, the property would make an excellent investment for a buyer who would like to use it for enjoyment and relaxation for now before giving in to development in ten years or so.
